Remember that piece of paper you have with your figure on what you can afford? Well now you get to see the Perth suburbs that are most likely to be in your price bracket. Reiwa.com has median price data for all Perth suburbs, as well as suburb profiles. It may be worth looking at a few suburb profiles. Note that median house price is the
midway point of all the houses/units sold over a set period (in the link provided a 12-month period). That is, if there were 101 houses sold during the year, the median house price would be the house price in the middle i.e., that has 50 house prices above it and 50 house prices below it. This means that you must consider the type of property you are willing to purchase within a suburb. For example, if you are willing to purchase a property on a smaller block or an older property that requires work, then you may be able to look at suburbs with a higher median price. This is also applicable if you are willing to live near main roads. However, if you want a large home complete with mod-cons in the very best location within the suburb then chances are you are going to have to look at suburbs with a median price below the figure that you can afford.
 
Beaches, River or Hills?
If you have already lived in the Perth area you will have a good idea of the type of lifestyle that each of the above brings.

Perth’s beaches have been recognised as some of the best in the world, with a range of properties located along the coastline. Perth’s growth has tended to follow the coast, reflecting the demand for beach-side leaving. In general properties located close to both the coast and the CBD are in the higher price bracket.

The swan river provides the reference point for the city itself. This is why Perth suburbs are often referred to as North of River (NOR) or South of River (SOR). As mentioned above, properties located in close proximity to both the coast and the swan river tend to be in the higher price bracket. There are, however, many opportunities for more affordable living if strata or apartment living is to be considered as part of your search criteria.

The Perth hills, located to the east of Perth, offer unrivaled views of the city below. In general the blocks are bigger in the hills, with a mixture of older properties and ‘dream homes’ built upon the larger building envelopes. Many suburbs located within the hills are classified a bushfire-prone area, which must be a consideration prior to purchasing. The department of planning is set to release a bushfire prone areas map, & until then any concerns should be raised with the local council.  The engagement of a Bushfire Attack Level expert should be attained to ensure you are aware of the costs associated to make your home as safe as it can be from the threat of bushfire.

Schools
If you have kids or are planning to have kids, then the performance of the schools that are within your catchment area may be of importance to you.

For the types of schools available in your area as well as an idea of the schools performance, visit http://www.bettereducation.com.au/.

Once you've identified a few schools that you would consider enrolling your children in, you may want to visit http://myschool.edu.au/. Alternatively, if you already know the Perth suburbs that you are considering purchasing in then it may well be worth a check on the nearby schools performance in that area. The MySchool website is a government initiative with a range of information available including attendance and academic results data.
 
Parks/Family Events
Almost all suburbs in Perth will have some form of park within walking distance. For those with kids, parent reviews are available on parks and playgrounds via Buggybuddys Perth, or the map provided.

Entertainment/Nightlife

Perth CBD boasts a variety of pubs and clubs, whilst many 'Satellite cities' such as Joondalup & Rockingham have small strips of pubs and clubs. Areas such as Mount Lawley, Fremantle & Hillary's provide many bar & bistro's whereas Crown Perth boasts entertainment, restaurants, bars, hotels & a casino, which is located in Burswood.
 
Work/Transport
Do you want to live close to work or are you happy to commute?

Perth public transport can be utilised if you are willing to use it. As you can see from the image provided many suburbs can be accessed via Perth's train line, and bus routes can be analysed via the Transperth website.

It may also be worth noting that
the ultimate goal of the State government is to provide more working opportunities in its ‘strategic metropolitan centres’ as part of Directions 2031, namely Armadale, Cannington, Fremantle, Joondalup, Mandurah, Morley, Midland, Stirling, Rockingham and Yanchep. You may wish to conduct research on these areas based upon your profession. For example, Joondalup has a strong nursing community and Rockingham is located in close proximity to the Kwinana industrial precinct.
 
Flight Path
Some Perth suburbs located close to Perth Airport may suffer from a certain degree of noise pollution. The graphic provided shows the current departure flight paths in blue, with the 10pm-5am departure flight paths in yellow. It is worth noting that airservices Australia are planning to implement Perth aircraft noise improvements, although a certain level of noise is to be expected from suburbs immediately adjoining the Perth airport.
 
Family
Do you have family that you wish to live close to?

This will be a definite consideration if you are planning to start or you have a family of your own, babysitting on tap! If you do wish to live near your family they will often be a solid platform to build your search upon, as they will often know certain things about Perth suburbs that can only be known by experiencing the suburb first hand. For example, a suburb may have a perceived bad reputation although be undergoing a period of gentrification, which may not only act as invaluable information but also present you with an opportunity to purchase in an area with future growth prospects.

Although family will prove invaluable in your suburb search, once property criteria are to be decided upon it is best to make these decisions alone or between yourself and your partner. Everyone has individual tastes and some family members may express strong opinions on a certain properties features, although it doesn't necessarily meant that the property won't suit your needs.
